Most of what today's buyers, sellers, and even agents take for granted wasn't on the radar 20 or 30 years ago.


Real estate has evolved fast across Santa Cruz, Santa Clara, and Monterey Counties. If you bought or sold a home decades ago, today's process can feel like a completely different world. Technology, marketing, buyer expectations, and transaction speed have all changed.


If your last real estate transaction was 20 years ago, 10 years ago, or even 5 years ago, yesterday's assumptions may not serve you in today's market.

Here's what has changed, and why it matters before you make your next move.


Every Market Has Its Own Personality

There isn't one "California market." There are dozens of micro-markets.


What works in Los Gatos won't work in Watsonville. What buyers expect in Carmel has nothing to do with what they expect in Scotts Valley.

That's why real estate has become more local than ever. Knowing how buyers behave in each community, and adapting strategy to match, is what makes the difference between selling and sitting.


Preparing a Home for Sale

Years ago, remodeling before listing would've sounded crazy. Fresh paint, tidy landscaping, a few minor repairs. Call it good.


Today, many homes get significant updates before they hit the market. Strategic improvements move buyer interest and final price.


Home Staging

Staging wasn't a thing back then. Maybe a luxury estate got dressed up. That was it.


Today, staging is expected. Buyers aren't purchasing a house. They're buying a feeling.


Pre Listing Inspections

Back then, inspections happened after escrow opened. If issues came up, renegotiating was just part of the process.


Today, many sellers inspect before the home goes on the market. It creates transparency, cuts surprises, and makes for smoother escrows.


Technology Changed Everything

No Zillow.

No Redfin.

No Realtor.com.

No digital photography.

No drone videos.

No virtual tours.

No Google Earth.

No online floor plans.

No algorithms showing school ratings, commute times, nearby restaurants, or the closest coffee shop.


If you wanted information about a home, you called your Realtor.


Multiple Offers

Multiple offer situations were uncommon across the Bay Area until the late 1990s. They didn't become routine until the mid 2000s.


Today, every county has its own personality, but multiple offers are still common for well priced homes across Santa Cruz, Santa Clara, and Monterey Counties. During the hottest years, homes selling 10%, 20%, even 30% over asking became normal in certain neighborhoods.


Some sellers now consider it a disappointment if their home "only" sells for asking price.


Inventory

Inventory has changed dramatically. There were once four or five times as many homes on the market, giving buyers more options and sellers more competition.


Levels shift county to county, but today's market across Santa Cruz, Santa Clara, and Monterey Counties offers buyers fewer choices than most homeowners remember.


Sales Volume

Fewer homes are changing hands across all three counties. Higher prices, shifting interest rates, and homeowners holding onto historically low mortgage rates have all pulled turnover down.


The Pace of the Transaction

A typical escrow used to run 45 to 60 days.


Today, many close in 15 to 25 days.


Everything moves faster. Preparation matters more than ever.


Financing & Paperwork

All cash offers used to be rare. Today, they make up a significant share of many local markets.


Electronic signatures?


Digital disclosure platforms?


Email?


Text messages?


None of it existed in the transaction process years ago.


Today, an entire real estate deal can happen almost entirely online.
